Bear Creek Properties Rental Criteria

We comply with all Federal, State, and Local Fair Housing laws. All adult applicants must complete a rental application and pay a non-refundable screening fee for credit and criminal background checks.

Approval Requirements:

  • Income: Minimum 2.5× monthly rent (combined if more than one adult).

  • Employment: At least 1 year with the same employer.

  • Rental History: Minimum 2 years of favorable references.

  • Credit: Generally 650+ score; co-signers must meet higher standards.

  • Documentation: Valid photo ID and proof of income (pay stubs, W-2, benefits statements, etc.).

Automatic Denials:

  • Evictions or unlawful detainers.

  • Owed money to current/former landlords or utility companies.

  • Falsified application information.

  • More than 2 legal notices in the past 24 months.

  • No verifiable income or poor credit history.

Criminal History:
We review felony convictions that directly impact health, safety, or property. Factors considered include severity, time passed, and rehabilitation efforts. Certain convictions (e.g., lifetime sex offender registration, meth manufacturing, violent crimes) may result in denial. Applicants may provide mitigating information for review.
