Rent & Payments

Q: When is rent due?

Rent is due on the 1st of each month. A late fee may apply if payment is not received by the grace period stated in your lease agreement.

Q: What payment methods are accepted?

We accept online payments, checks, and money orders. Please refer to your lease or payment portal for details.

Q: Who do I make my rent checks payable to?

Checks should be made payable to Bear Creek Properties unless otherwise noted in your lease.

Maintenance & Repairs

Q: How do I submit a maintenance request?

You can submit requests online through our resident portal or by calling the office during business hours.

Q: What if I have an emergency repair after hours?

For urgent issues (such as water leaks, gas smells, or loss of heat/AC), call our office line and leave a voicemail (209-723-2157). Non-emergencies should be reported through the regular maintenance request system.

Q: Who is responsible for changing light bulbs, smoke detector batteries, and air filters?

Tenants are responsible for basic upkeep such as replacing light bulbs and batteries. If you’re unsure, contact the office for clarification.

Lease & Policies

Q: Can I add a roommate or occupant to my lease?

All additional occupants must be approved and added to the lease. Contact the office before anyone moves in.

Q: What is the guest policy?

Guests are welcome but extended stays may require approval. Please refer to your lease for specific time limits.

Q: Am I allowed to smoke in my unit?

Smoking is prohibited in all units and common areas unless your lease states otherwise. Please review the Smoking Policy Addendum for full details.

Parking & Community Rules

Q: How do I get a gate clicker?

Contact the office to register your vehicle. Only registered vehicles are permitted in resident parking areas.

Q: What are the quiet hours?

Quiet hours are typically from 10:00 PM – 7:00 AM. Please be respectful of your neighbors.

Moving In & Out

Q: What do I need to know about move-in day?

You’ll schedule a move-in time with the office, complete your inspection, and receive your keys and gate remotes.

Q: How do I give notice when I plan to move out?

A written 30-day notice is required. Please contact the office for the official form.

Q: When will I receive my security deposit refund

Security deposits are processed within 21 days after move-out, in accordance with California law, minus any allowable deductions for damages or unpaid balances.
